Introduction

Seagate Homes, together with their planning consultants, Pegasus Group, are preparing an Outline Planning application for a comprehensive residential development of up to 10 dwellings and open green space, on land off Brambling Walk, Rippingale, Bourne. As part of this the views on local people are being sought on the proposals.

Before the application is submitted to South Kesteven Council, we are seeking the views of the local community on the draft proposals.

 

This public consultation website has been created to present the draft proposals to the local community to receive comments and views on the proposed development.

The Proposals

The masterplan for the proposed development shows an area to provide up to 10 dwellings, together with private gardens and driveways for car parking, green space and enhanced green infrastructure within the site through planting and landscaping.

The access to the site is proposed via Brambling Walk, an existing established road with a natural opening to the proposed site. This links to existing pedestrian and cycle routes, providing direct connections to the

village and beyond.

 

A public area of green space is to be provided within the site which offers a multifunctional area of open space for recreational uses and contributes to the wider green infrastructure, benefitting both local people of Rippingale and wildlife.

 

The masterplan shows how the site is likely to be laid out to accommodate the proposed development.

Context

The application site extends to approximately 0.7ha and is located adjacent to the village of Rippingale, Bourne, on a parcel of land on the northwestern boundary of the village, off an existing gated opening at Brambling Walk.

The site has not been allocated by the Council for development; however, an undersupply of housing has been identified in their monitoring reports therefore there is opportunity to bring forward sites which are suitable for housing to meet the needs of South Kesteven. The site is ideally placed to help meet the immediate and future housing land requirements by providing a small-scale range of housing.

 

The site offers 10no. of plots; 8no. of these will comprise of 3-5 bedroom detached dwellings. 2no. of dwellings are proposed to be 3-bedroom semi-detached dwellings. The site mix of size and layout is designed accommodate a variety of household needs.

 

The plots include generous gardens and off-street parking, as well as the proposed designs of the dwellings being traditional yet refined. The design draws from local materials and vernacular features such as pitched roofs, varied ridge heights and balanced fenestration. The homes will be finished to a high standard, with particular attention paid to quality detailing and landscaping.

 

As part of the proposal Seagate Homes are offering 2no. of affordable homes at 80% of the open market value. These affordable homes will be prioritised for local people who live or work in the area, helping to make home ownership more accessible for those with strong ties to Rippingale.

 

The development has been carefully designed to complement its surroundings and a provide high-quality and attractive addition to the village.

The application will be supported by a number of other technical documents looking at matters including; transport, landscape, flood risk, drainage, and ecology.
